Byewaters Estate Management Company

The Byewaters Estate Management Company Limited (BEMC) is responsible for managing and maintaining all of the communal areas of the Byewaters estate, such as the footpaths and landscaped areas including the entire canal and river side strips.

The company has appointed MCS (Management Company Services) as its agent to carry out these responsibilities.

All house owners on the estate are members of BEMC. There are separate management companies for the blocks of flats, some of which employ First Port Property Management as their managing agent. These companies contribute to the overall service charge for the estate on behalf of their leaseholders..

BEMC is a not-for-profit company and is run by a group of volunteer directors. These are all Byewaters residents, who provide their time without payment.

BEMC holds an Annual General Meeting, which all members are welcome to attend and may arrange other meetings as and when necessary.

Currently BDW Trading Ltd (a.k.a. Barratt), who originally built the estate, owns and has responsibility for the maintenance of the roadways and the associated pavements, verges, street lighting and drainage. They retain this responsibility until these are adopted by the Highways Authority (Hertfordshire County Council).
